We have developed standard procedure for analyzing and evaluating candidate sites. Site selection criteria are weighted according to clients' priority of needs, and the scoring system makes quantitative comparison possible. This standard procedure/format can serve as an effective tool in selecting an optimum site for our clients.
Kajima's standard site selection procedure consists of the following three steps.
- Step 1: Screening of Candidate Sites Based on Critical Factors
- Based on most critical factors such as land size, transportation, manufacturing environment and land price, Kajima will screen numerous candidate sites to prepare a long-list that meet clients' needs.
- Step 2: Land Performance Evaluation Based on 4 Major Criteria
- (further subdivided into 15 detailed criteria)
- In accordance with clients' needs, Kajima will further analyze and evaluate land performances based on the following criteria.
| 1) |
1) Plant Operational Conditions
Labor Resources, Transportation, Environmental Aspects (industrial waste disposal), Living Conditions, Plot Size & Configuration
|
| 2) |
Risk of Project Interruption
Climate Conditions, Natural Risks, Neighborhood Concerns, Construction Process, Regulatory Requirements
|
| 3) |
Plant Operation Cost
Energy (Electricity, Gas, etc), Water Supply & Sewerage, Incentives
|
| 4) |

Price, Tax & Public Dues |
- Step 3: Evaluation of Total Operation Cost
- Based upon the above 4 major criteria, Kajima will perform cost evaluation and comparative review of the final group of candidate sites passing the Step 2 evaluation. After thorough examination of the premises, Kajima will compile the findings and conclusions into a report.
Furthermore, Kajima will prepare a schematic proposal for clients' projects as well as a rough estimate of land acquisition and construction cost.
